Selling your property can be a daunting experience, especially if it is your first time in doing so. Our guide explains how to make selling your home a streamlined and stress free process in just 7 steps.
1. Booking a free house valuation
You might have a rough idea of how much you want your property to sell for, however, it is a good idea to get an estate agent to carry out a valuation. At Bluestone, our estate agents will take into account the size, location and condition of your property alongside current market trends.
Getting an accurate valuation by a professional in the property market can help you ensure that the price you are achieving is realistic and you are not undercutting yourself.
2. Preparing your Property
As the old saying goes, first impressions count. Make sure your house is clean and tidy when your agent comes out to take professional photos of your property. Make sure you have enough natural light coming into your property, use natural décor and de-clutter as this will help improve your property’s appearance from the offset. Remember, the more attractive your property looks online, the more likely it is to influence someone to look into your property in greater detail and perhaps arrange that all important viewing.
3. Instructing your Sale
You want to choose a pro active agent that will sell your property in as little time possible for the best price possible. When you book a free valuation your agent will explain to you our sales process, level of service and provide evidence of our sales successes in the Newport and surrounding area. We will also make you aware that before your property can be legally marketed it needs to have an Energy Performance Certificate so it is a great start to have one in date. If you need to get an EPC carried out, we can arrange this for you.
4. Instructing a solicitor
Transferring the ownership of the property including the property deeds falls under the term conveyancing. We have found that our vendors complete quicker with conveyancers that we have established a great working relationship with.

You won’t need a solicitor until you accept a proposed offer, however, it is useful to have one ready as this can be a great way of speeding up the sales process.
5. Receiving, negotiating and accepting an offer
We will update you as soon as an offer has been received. If you are not willing to accept the offer, then we will negotiate and communicate with both parties until you receive an acceptable offer. When you accept your offer you will move into the sales progression stage, this involves your solicitor drafting up a contract detailing the exact specifications of the move, exchanging contracts and proposing a date for completion.
You can probably expect the prospective buyer to send a surveyor to your home before the contracts are signed and exchanged.

6. Organising your move
When your sale is close to completion you can start planning your moving day so that it runs smoothly, booking a removal van in advance is a good start as these tend to get booked up quickly.
7. Completion
When the monies have been transferred the keys can be released to the new property owner as it’s time for you to move out int your new home.
