When it comes to selling your property there are often some common questions that our Newport Vendors want answering. We have put together a selection of the questions that we get asked most.

Do you charge for a property valuation?
You are welcome to book a free no-obligation valuation. You can use our online form to book your free property valuation or alternatively call our office on 01633 841805.

 

What’s included in your service?
We have different levels of service so that you can choose a service that suits your needs best. Choose from our Full Service, Online Service and Premium Service.

 

Will I receive feedback following viewings?
Our Full Service and Premium Service levels include viewing feedback. You will be kept up to date at every stage of the property sale. We will also provide you with an online account where you can access details of viewings carried out by our agents and much more. 

 

How quickly can you market my property?
Once you have given us the instruction we will arrange to take professional photos, create a floor plan and write up your property description. This process normally takes place over a couple of days, however, if you have any time constraints please make this known to your agent.  

 

How will my property be marketed?
Your property will be marketed on all major property portals including OnTheMarket, Rightmove, Zoopla and Prime Location. Combined with our other marketing activities including social media advertising, email marketing, and print media, you can be confident that your property receives maximum exposure to a targeted audience. We have an extensive database of registered buyers who we proactively promote properties to.

 

How much will it cost me to sell my property?
Please speak to your agent about the correct fee for your property at your valuation. Our fees start from 0.75% +VAT for the online service. 

 

Are any “upfront” fees required when selling my property?
This will depend on the level of service you choose. Our flexible pricing allows you to pay now or to pay later. If you choose to pay later, there are absolutely no fees to pay until your property is sold. Paying upfront provides you with a significant saving from paying on completion. 

 

Do I need an Energy Performance Certificate to sell my home?
Yes, an EPC is required by law when it comes to selling your property as this informs the buyer how efficient your home is on a scale of A-G. If you would like us to arrange this for you then please inform your agent.

 

Do I need to redecorate my property before putting it on the market?
This is entirely down to personal preference and the existing condition of the property. Sometimes a simple refresh can be a good idea, a lick of paint and new carpet can make it more sellable, however in general people do like to put their own personal stamp on their new home so we wouldn’t recommend going over board.
