Who will conduct viewings on my home?
One of our experienced estate agents will accompany prospective buyers and show them around your property. We will always make sure that we have pre-approved the viewing with you first to ensure that you are expecting us. We will work closely with you and the prospective buyers to find a viewing time that works best for both parties.
Do I need to be present for viewings?
No, as long as you are happy for us to have a key to your property we do not need you to be there. We will always contact you prior to the visit to check that we have the permission to do the viewing.
Will I receive feedback following viewings?
Yes, we like to keep our customers up to date with every stage of their property sale. We will call or email regularly to provide you with feedback from the recent property viewings.
How quickly can you market my property?
Once we have been to your property to take photos and create a floor plan, and as long as you are happy with the drafted listing, you can expect to see your property online and ready for viewings within 24 hours of instruction.
How will my property be marketed?
We are experts in marketing. We utilise the very best marketing channels which provide your property with maximum exposure. Our activities are directed at your target audience. You can therefore expect to see your property marketed online and offline. Your property will be showcased on portals such as; Rightmove, OnTheMarket, Facebook, Twitter along with dedicated email and direct marketing campaigns and property alerts.
How much will it cost me to sell my property?
Our pricing is very competitive, with fees starting from £695 plus VAT. Our fee is payable only when we have sold your property. You will also need to remember that you will have solicitors and removal costs to pay.
Are any “upfront” fees required when selling my property?
There are no upfront fees to pay when selling your property with us.
Do I still have to pay you agency fees even if my property doesn’t sell?
In the unlikely event that we are not able to find you a buyer, no fee will be due.
Do I need an Energy Performance Certificate?
When selling your home, you will need an Energy Performance Certificate (EPC), this informs the buyer how efficient your home is on a scale of A-G, this is a document required by law.
Do I need to redecorate my property before putting it on the market?
